Combining Two Home Sites At The Forest Means Twice The Estate

The Forest at Hi Hat Ranch currently has thee estate homes under construction for buyers by Arthur Rutenberg Homes. All will be impressive additions to the neighborhood, but two are part of a trend for doubling down on land by combining two home sites into even larger acreage estates.

Lot 49 & 50 Conceptual Site Plan The Forest“The option of a double home site at The Forest allows for flexibility and customization when designing an estate,” said Derek Nelson, President of Nelson Homes, the local Arthur Rutenberg franchise builder  “Acreage parcels like these, worthy of a true estate or manor, are a rarity in this day and age, especially for a master planned community in the greater Sarasota area.”

Nelson said he and his team are really enjoying the opportunity to plan these double home site properties. “As a custom home builder, we love The Forest,” said Nelson, “The home sites offer us, and our clients, the opportunity for creating true estate-sized properties. Combining two home sites really expands the footprint allowing for even more room and design flexibility.”

Using a double home site offers almost unlimited potential to realize a true estate compound. The Forest at Hi Hat Ranch is one of the few master planned communities to offer the option of building on a double home site. This approach not only makes for greater freedom in design, but also added privacy.

“People are already wowed when they tour The Forest and begin to understand the difference here from other estate communities in Sarasota,” said Brian Wood, the exclusive Premier Sotheby’s International Realty agent for The Forest.  “Many are pleasantly surprised to learn we allow combining two home sites giving the option for estate parcels well over six acres of land.”

Sarasota and the greater Sarasota area continues to be a real estate hotspot in the state.  Already a popular destination, the upcoming addition of a world class rowing facility and a new upscale international mall just minutes north on I-75 will only add to popularity of The Forest with luxury buyers.  And the option to combine home sites appears to be growing in popularity.

“These two new homes will make four estate homeowners who have combined two home sites,”  said Tom Dabney, managing partner for The Forest at Hi Hat Ranch.  “We felt early on there might be some interest for this since it’s so hard to find true acreage home sites in a gated master planned community like The Forest in Sarasota.”

Derek Nelson Arthur Rutenberg HomesOne of the double plotted estates under construction combines home sites 20 and 21 with well over six acres of land.  The home is being customized from an original Arthur Rutenberg Vinoy II plan.  The buyers have added over one thousand square feet of livable space.  In place of a fourth bedroom, there is a custom addition of a large bar room and even larger adjacent club room.   The bonus room is being expanded from the original and the extra land has allowed for construction of a large custom spa adjacent to the pool and lanai.

The other home doubles up home sites 49 and 50 for almost eight acres of land.  This home has extensive customization of the original Arthur Rutenberg Marbella plan, according to Nelson.  The lanai and cabana room has been enlarged to enhance the outdoor living area.  The buyers are also taking advantage of the extra land with a large out-building.

“Arthur Rutenberg homes are renowned for their unique designs, floor plans, innovation and livability,” said Nelson.  “But we enjoy working with these buyers at The Forest to make changes that allow them to take full advantage of the large acreage home sites.  These will be one-of-a-kind estates while retaining all the exceptional features of the original plans.”
