Hi Hat Ranch Featured On ABC World News Tonight

Rick Turn Hi Hat Ranch ABC World News Video ClipThe Forest at Hi Hat Ranch is surrounded by the Suncoast’s biggest private land holding and one of the largest active working ranches in Southwest Florida.  Beyond the beautiful forested community and impressive estate homes lies a productive ranch that has been managed under the stewardship of the Turner family for nearly a century.

The Forest is just the latest chapter in a rich history of activity on the Hi Hat Ranch.  Today, this historic property raises cattle and has vast agricultural operations on its 10,000 acres.

Recently, ABC World News Tonight with David Muir ran a story on another historic Suncoast concern – Tropicana.  The feature profiled Tropicana founder Anthony Rossi and how he invented the modern orange juice industry.  The Hi Hat Ranch, and family member and ranch manager Rick Turner, were also featured in the story since the ranch produces oranges for Tropicana.

Watch the story (after a brief commercial intro by ABC News).  Learn more about the Turner family’s stewardship of Hi Hat Ranch in these short video interviews with Rick Turner and family member and ranch partner Jim Turner.

Close Out Release Of Final Home Sites

The Forest Hi Hat Ranch Blvd EntranceThe Hi Hat Ranch development team has decided not to open future phases for The Forest. The current 54 home sites, of which approximately 20 remain available, will be the only ones offered in this gated neighborhood designed exclusively for large estate properties.  Three home sites, previously held for future model homes, are also being released.

“This fist phase of The Forest has the perfect setting for a unique larger acreage estate neighborhood,” said managing partner Tom Dabney. “It’s just not possible to match the look and feel in the immediate adjacent property so we have decided to make it an even more exclusive neighborhood by limiting to just the initial home sites.”

Dabney authorized The Forest’s Premier Sotheby’s International Realty agent Brian Wood to release three special developer home sites not previously available for purchase by the public.  These include numbers 2, 5 and 27 on the current site plan.  See a video preview of these home sites on The Forest YouTube Channel.

“Our family has some 10,000 acres within the Hi Hat Ranch and planning is ongoing for future residential development,” said Dabney. “Our primary four-lane boulevard off Clark Road is in place and as Sarasota continues to expand east of I-75 we will be ready with a variety of neighborhoods in what we know will be the area’s next great ‘Ranch’ master planned community.”

The Turner family has owned Hi Hat Ranch since the 1940s and continues as stewards of the vast holding. Current land management includes cattle and other agricultural operations along with residential development at The Forest.

Patriot Plaza at Sarasota National Cemetery Impressive For VA

Artist rendering of Patriot PlazaAmid all the recent negative publicity around the VA it’s nice to report some good news about the nation’s Veterans Affairs Administration happening right in the neighborhood around The Forest.

The new Patriot Plaza at the Sarasota National Cemetery had it’s grand opening dedication recently.  It was well deserved recognition for this very impressive facility built to honor those who have made the ultimate sacrifice. One of just 131 national cemeteries, we believe it may be the nation’s best and certainly one of the most unique.

Patriot Plaza is the amphitheater located in the heart of the expansive cemetery on Clark Road (S.R. 72) just a few miles west of The Forest. This beautiful amphitheater facility has covered seating for 2,800 people along with a large rostrum that can accommodate a 55-piece orchestra.  It is surrounded by 48,000 square feet of gathering areas and walkways along with several areas featuring public art displays.

Patriot Plaza was designed, built and donated by The Patterson Patriot Plaza photo and link to video at BradentonHeraldFoundation in partnership with the National Cemetery Administration. The June 28 dedication event is the first of what is anticipated to be many events at the facility.  But it is also a place for quiet reflection and remembrance enhanced by a nod to Sarasota’s growing reputation for public art and great venues.  The Plaza features permanent art installations crafted by nationally and internationally renowned artists.

Emerald Homes Breaks Ground On Model at The Forest

Emerald Homes ground breaking The ForestEmerald Homes broke ground recently on their new Florencia Model in The Forest at Hi Hat Ranch.  This exciting Mediterranean style home is well underway on home site number 1 at the main entrance to the community.  Two other homes are also now under construction at Sarasota’s only gated master planned community with a neighborhood designed exclusively for estate homes on acreage lots.

“I am really pleased with our progress at The Forest ,” said David Hunihan, Operations Manager for Emerald Homes Tampa Bay/Sarasota Division.  “We are on track to bring a brand new look to Sarasota with the Florencia model plus Sortino and Toscana plans being built as Quick Move-In homes.”

Hunihan said the model when completed will include custom interior decoration and furnishing with a full time sales office to assist customers at The Forest.

“We are looking forward to demonstrating our unique designs, quality and value at The Forest with this new model,” added Hunihan.  “The acreage home sites here are a perfect combination for our home styles and floor plans.”

The Florencia is a two-story home with approximately 4,374 square feet.  It has four bedrooms, four bathrooms and a four-car garage.  The home is situated to take full advantage of the oak trees and lake view on the home site.  It has an expansive master suite that includes a unique private office space and a sitting area overlooking the natural setting.  The great room, kitchen, cafe and second suite view onto two large lanais and the many old-growth oak trees that cover most of the home site.

Sarasota Real Estate Continues Hot Streak Driving Activity In The Forest

brian wood sotheby's agent at the forest hi hat ranchWe here at The Forest at High Hat Ranch continue to see a surge of activity in our master planned community as interest in the Sarasota real estate marketplace continues to swell. Spring is always one of the most beautiful times of the year in Sarasota.  It’s also typically a very busy time for real estate.  This season has been exceptionally busy with the harsh winter up north driving record numbers of visitors to Florida.

A recent article on Florida Tax Watch’s latest Economic Report in Florida Trend highlights this market place growth writing, “ Over the last year, there have been an average of more than 4,600 housing starts monthly in our state. Privately-owned housing starts in Florida have grown, and are now more than double the rate of the recent low point in March 2009, when only 1,806 private single housing units were started in the entire state of Florida. Housing starts are an indicator of the health of the economy as they show builders’ commitments to new construction activity and increases in housing starts indicate rising consumer demand.”

The booming season has also continued to heat up the local real estate market and we are seeing the results here in The Forest.  Buyers from all over the two-county area and beyond continue to show interest at the combination of beauty and privacy The Forest provides.  Along with the recent sales of  million dollar estates, and the exciting news of Emerald Homes joining the builder team at The Forest family of builders, the real estate activity here is impressive.

There are currently six new homes under construction at The Forest. Nearly a high point for the community, there are even more homes ready to start construction. At this moment there are two estates in permitting with plans to begin construction shortly.

There is also a new model home on lot 1 and two spec homes underway by Emerald Home. These designs are unique to The Forest and offer the latest in modern home innovations and authentic architecture.

9399-Swaying-Branch-Rd-OpenHouseAll of this news is coupled with the exciting sale of  the estate at 9399 Swaying Branch Road for $1,550,000. While numbers like that grab attention, it doesn’t take a million dollars to find your dream home here.  The Forest offers an exceptional value with homes ranging from the $700s.  In fact, 3-acre homesites start as low as $85,000 and are an incredible bargain when compared on a cost-per-square-foot with the typical 100 foot “estate” lot in most area master planned communities .

As the economy and housing continue to strengthen, the real estate prices will continue to rise. The time to strike is now. The place to do it is The Forest.

The Forest offers a variety of homes from 2,800 square feet on estate-size homesites. Prices for new home and lot packages currently range from the $700s. If you have not been to The Forest, or it’s been a while since your last visit, get in touch with me for a private Land Rover tour. With recent forging of new trails to home sites it’s easier than ever to tour The Forest and get a first hand look at the beauty and privacy we can offer.

$1.55 Million Sale At The Forest Mirrors Forecast For Robust Fl Housing Recovery

9399-Swaying-Branch-Rd-OpenHouse

Another sale topping the $1.5 Million mark closed this week at The Forest continuing the strong sales pace for homes and home sites at Sarasota’s neighborhood designed exclusively for large estate homes.  The activity at The Forest is a good example of the recent upswing of economic activity in the Sarasota area and across the Sunshine State.

An article published this week in the Sarasota Herald expands on this subject.  The author Michael Pollick quotes Chris McCarty, director of the university of Central Florida’s Bureau of Economic and Business Research, who says “The state’s consumer confidence index is now as high as we have achieved since before the recession began in December 2007.”

The article notes that the good news has a lot to do with improved conditions in the housing market writing, “The improved housing picture played a key role.  Low inventories of homes for sale, coupled with rising house prices, have triggered a surge in home construction.”

The sale was for an existing home at 9399 Swaying Branch Rd.  This masterfully crafted estate has been carefully designed and perfectly positioned on one of the most beautiful forested home sites in the community.  Brian Wood, the Sotheby’s exclusive agent for The Forest, shared more about the buyers and their purchase:

“After an exhaustive search of gated communities from Palmetto to Sarasota these folks chose The Forest at Hi Hat Ranch because the neighborhood offered qualities that they could not find anywhere else.  Some of the main neighborhood attributes that attracted them were the high standards that The Forest has instilled from day one offering private estate home sites with homes that are custom designed to be unique to each homeowner.  There is a no repeat rule here architecturally helping to insure a unique composition of homes on some of the most pristine  forested estate lots currently available in Sarasota.  In addition, the buyers were attracted by the close proximity to shopping, beaches and boating access that this location offered as well as low traffic congestion compared to other areas.”

The Florencia

This sale comes on the heels of a flurry of activity at The Forest in the past few months.  Emerald Homes has joined the builder program.  They will be bringing exclusive new home designs and a model home to The Forest with plans to start construction immediately.

Wood says there is more exciting news at The Forest.  Sales have been strong for home sites over the past year and new home construction is following.  There are currently five estate homes under construction for buyers including two by Arthur Rutenberg Homes that utilize double plotted home sites.

“Doubling down on home sites for true estates acreage is just another unique customization available at The Forest,” said Wood.  “When buyers compare the cost per square foot of home sites here with other communities where the typical estate offering is a 100 foot wide lot the value is huge.  For those who want a real estate property in a true master planned community in Sarasota The Forest is it.”

Emerald Homes Brings New Designs, Model Home to The Forest

The FlorenciaThe Forest at Hi Hat Ranch team is excited to announce that Emerald Homes has joined the builder program at the master planned community.  Emerald Homes is bringing exclusive new home designs and a model home to The Forest with plans to start construction immediately.  The inclusion of Emerald Homes will expand what is already an impressive list of Sarasota’s best builders at The Forest.

“Our team is delighted to welcome Emerald Homes to The Forest,” said Tom Dabney development manage for The Forest. “They are bringing excellent new homes to the community with designs by premier architects, and their new model will set a standard for custom excellence consistent with our vision for Sarasota’s exclusive master planned community of private estate homes.”

Emerald Homes’ City Manager Darren Saltzberg said their homes are built with quality materials by an experienced team of builders, and each home is designed and constructed with the latest in building technology and design.

Toscana-Elevation-T-Emerald-Homes-The-ForestThe new homes will range from the $800s to over $1.2 million including the homesite.  Saltzberg will build the Florencia as a fully decorated model with a sales center on homesite 1 at the main entrance to The Forest.

“There will be three homes underway soon and a model ready this fall to demonstrate the quality and craftsmanship for Emerald Homes at The Forest,” said Saltzberg.  “Our new Florencia model at the main entrance will make a strong statement for Emerald Homes at The Forest. We are looking forward to showcasing our unique product in this premier estate home community.”

The two-story Florencia has approximately 4,432 square feet with four bedrooms, four and a half bathrooms and a four-car garage.  Plans call for a ground breaking this spring with a grand opening for the 2014 fall season.   A Sortino on homesite 31 at approximately 3,693 square feet and Toscana on homesite 53 at approximately 5,012 square feet are also planned to start pre-construction and be ready later this year as Quick Move-In Homes.
